Project Description | The project proposes to construct a six-story, residential building on a 0.612 acre site with 25 off-street parking spaces (including 2 EV stalls) on the ground level. The ground floor will consist of a leasing office, a mail room, utility rooms, trash collection room, bicycle storage rooms and a parking garage within the podium. A total of 134 rental units will be distributed between floor 2 through floor 6. The residential building is a total of 93,926 square feet in area and consists of five studio units, 127 one-bedroom units, and two two-bedroom manager’s units. Proposed density for the site is 224 /acre and has a development FAR of 2.3. The project will also provide 134 long-term bicycle parking spaces and 14 short-term bicycle parking spaces on the ground level. |
Status | The development application was initially submitted on September 23, 2021. On November 19, 2021, the City determined the project did not comply with the requirements of SB35, rejecting the application for failure to meet objective standards. On March 10, 2022, a revised application was submitted by the applicant. A ministerial approval was issued for the project on June 10, 2022. An amended project was submitted for review on July 29, 2022, with additional application information submitted on August 24, 2022. Which led to the City issuing an amended approval for the project on December 19, 2022. A building permit for the project was submitted in December, 2022 and is currently under review. |
